Service Descriptions

Sewer Scope w/Locating- Starting at $225

What is a Sewer Scope?

This is where we send a camera down the drain of the home to identify blockages, cracks, dips/bellies, root intrusion, debris. All videos and photos are included in your report and are delivered the same day along with your home inspection report.

What is Locating?

We use a separate tool called a locater which tells us where our camera head while it is underground and inside the drainage line. This is where a scope goes from knowing what the issue may be to knowing where and how deep the issue is. That difference allows a plumber to better understand the issue so they can produce a quote without having to visit the property in most cases. And in some cases, they can even provide a quote within a couple hours.

Should you get one?

We are often asked if this should be ordered. Think of this as buying information. You have a few turnouts possible (see below). And no, it is not limited to older homes. New home drainage is installed by humans and used by humans, both of which can cause issues. On top of that, roots can show up in the oddest places, even 5 feet below the ground where not visible trees exist.

The range of findings:

• Completely fine

• Need to be cleaned or "Hydro-jetted"- $300-$500

• Needs to be lined- $1,000-$6,000

• Needs to be dug up and replaced- Can get into the 5 figures

Solar Panel System- $265

What is a Solar Panel System Inspection?

We partner with a company called SPRK Solar, who produced a robust platform that allows us to capture photos and data throughout the system that they use to produce a detailed report of the ground and roof mounted equipment.

What do we look for?

We perform a checklist of the ground equipment such as inverters, net meter, back feed breaker, power conduits, and the current power being produced. On the roof we document the amount and location of your panels, check for issues with the clearance, clamps, wires, bird-proofing, and the panels themselves.

What is on the report?

We The report will use a grading system "A" through "E" at each phase of the system. It will also include additional information that we can not often capture such as:
• Remaining Life

• Energy Production

• Energy Storage

• Safety & Quality

Termite (WDIIR) Inspection- Starting at $60

What is a Termite Inspection?

This is actually called a Wood Destroying Insect Inspection Report (WDIIR). We carry an additional license through the state of Arizona to inspect the home for Termites, Carpenter Bees, certain types of Beetles, and conditions that promote their presence, such as water damage/staining, slopes that direct water towards the structure, vegetation contact, cellulose debris, and other conditions.

Are Termite inspections required?

In most cases, yes they are. Most lenders require a WDIIR report as a condition of the loan.

Is there a warranty?

If we do not find evidence of termites, then you will a 1 year warranty from the date of the inspection. That warranty will spot treat any areas where termites show up within that year. If we do find termites, then a quote for treatment will be included with your report.

What is included?

he pool and built-in spa inspection will include a check for child safety and protection, operating the filtration equipment, inspecting the lights and electrical equipment, testing the water features, and an inspection of the deck, coping, and shell.

Mold Sampling & Lab Analysis- Starting at $325 (without a home inspection)

The Basics

We will visually inspect the home for signs of mold and conditions that promote its growth, such as water leaks, improper ventilation, and high humidity. Being a dry climate, mold needs help, which comes in the form of one of the issues mentioned above. The goal is to find a that source. Since that is not always possible, we take "samples" to send off to the lab.

How does Lab Analysis work?

Mold cannot be confirmed or denied without sampling. That can be done by way or air samples which pull air through a cartridge and onto a slide, and by way of surface samples which are used to swab or collect suspected mold growth from a surface. From there, the samples are sent to an accredited lab who wil analyze the samples and provide a detailed report of the findings. What they are looking for is Elevated Mold, which is defined as about 10 times higher than the normal mold levels at the exterior of the home.

How long does this process take?

Great news! Samples are shipped overnight and results are delivered the next day. Naturally, we do need to get the samples to a UPS shipping facility before the last pick up of the day to meet this timeline (typically 3 or 4pm), and processing and shipping does not occur on the weekends or national holidays, so there are a few restrictions.

Here's the tricky part

If you know you have a mold problem, you may not need us to test. In some cases, you can jump right to a remediation company or qualified party for repair of the issue. We typically only test when a potential buyer has heath concerns or respiratory issues in the family. And let's face it, it you find a potential mold problem during a home inspection, spending money on sampling at the point may not be worth it unless the seller is willing to address the issue.

Repair Re-inspection- Starting at 50% of original inspection fee

What is it?

This is when we go back to a house that we inspected to double check any repairs that were made by the owner or seller.

Do I get another report?

Yes you do. We pull all the approved repairs from the original report into a new one and indicate whether or not an approved repair has made.

What happens if repairs aren't complete or were done unprofessionally?

Unfortunately that is all too common. You will want to make sure you or your agent are prepared for that as it will open up a new conversation with the seller about how to proceed.

3. A report that goes above and beyond:
One of biggest pet peeves as an inspector and former realtor was seeing reports have line after line saying things like "The garage door appeared to be functional but this should not prevent you from having it evaluated". Or inspectors thinking its too much work to include a photo for every defect location. Just stop it!! We aren't scared to say something works, that's what you're paying us for. On top of that, we always use Zoom in & Zoom out photos, which show you the defect and then the location, so you're not stuck asking "Where is that?" over and over. Finally, you'll love our usage of photos and videos, as we use them to provide a walk-through of the home and highlight defects, and even show items that are working so the warranty company can't claim something was "pre-existing".

What good is a report if you don't hear it from our view point? That is why after every inspection, we meet with you 1 on 1 on site, have a phone/zoom call, or can even provide you a screen share video of us going over the report. As an inspector in training, you are told that the real estate agent is your bread and butter. It takes time to learn the hard truth about that. We do not "partner" with agents. We do not sponsor their lunches or office parties, and we do not offer referral rewards for an introduction to their client.

They are not desperate agents starving for a commission. They are agents that understand the inspection is there to protect everyone. We are not going to massage our findings and we are not going to minimize an issue to save the deal.

Just as easily as an agent will stop using an inspector because of a "picky" inspection or disagreeing with our approach, we will actually stop working for or fire an agent that DOES NOT RESPECT OUR PROCESS.

If they insist on talking over every point we make during the post-inspection consultation, claiming "it's not a big deal", we will repeat our stance and then have a conversation with that agent about that approach.
