We have been inspecting brand new construction since 2005. As the home buyer, we work for you and you alone. We do not affiliate with builders, are in no way compensated by them, and we do not seek out or ask to be placed on "preferred" lists.
We include Sewer Scopes on every new home inspection. You would be surprised how often we find damaged lines, or blockages due to landscaping rocks, cleaning rags, flushable wipes, and construction debris. Do not take your new plumbing for granted.
We use Thermal Imaging on every inspection. When scanning your walls and ceilings, it helps us find those areas with missing insulation, and can uncover hidden moisture. It also ensures supply air is present at all supply ducting.
Unfortunately, most builders do not let us walk the roof, saying it will "void the warranty". This in untrue, it is mainly a liability issue. Regardless, we not only use a ladder and binoculars to get an up close look, but we use a drone to get a birdseye view of the roof.

There are different types of inspection services being offered for new homes in Arizona, and we believe it's important that you understand exactly what you're hiring us to do.
As required by our certification, we perform a professional home inspection that will exceed but also be in accordance with the Arizona Standards of Professional Practice for certified home inspectors.
Our inspection is a visual evaluation of the home's readily accessible systems and components. We inspect the structure, roof, exterior, plumbing, electrical, heating and cooling systems, interior, attic, insulation and other components included within Arizona's home inspection standards.
And yes—we look for construction defects.
A brand-new home can still have improper installations, damaged components, safety concerns, incomplete work and workmanship issues. When we observe these conditions during the inspection, we document them for you.
You may have heard about inspectors who offer an expanded evaluation using the Arizona Registrar of Contractors Minimum Workmanship Standards.
This is a different scope of service.
The ROC standards establish workmanship requirements and specific acceptable tolerances used to evaluate work performed by licensed contractors. An inspection specifically designed around those standards can involve evaluating and measuring numerous individual construction and finish details against those tolerances.
As of now, we are not set up to perform a comprehensive, item-by-item ROC workmanship or construction-tolerance evaluation.
That does not mean workmanship concerns are ignored during your inspection. It means our inspection is performed within the scope of a professional Arizona home inspection rather than as a separate construction-quality audit. Any items included in the report that are within the ROC standards are included as a courtesy.
If your goal is to have the home's major systems and components professionally inspected before closing and to identify visible defects, improper installations, safety concerns and significant workmanship issues, our New-Construction Home Inspection is designed for you.
If your primary goal is to have the home evaluated item-by-item against the Arizona ROC Minimum Workmanship Standards—including detailed workmanship tolerances and finish criteria—you should select an inspector who specifically offers that expanded service.
We want you to understand the difference before scheduling so you can choose the service that best matches your expectations.
Yes! We include a sewer scope with our pre-closing inspection package to ensure the main line is fully free of damage, construction debris or hidden damage. We have seen homeowners get blamed for pre-existing issues in the drainage line, even though they were obviously there prior to occupancy. We find issues like landscaping rocks, flushable wipes, rags, tools and debris. In some cases, these issues create a full block of the line.
If you used us for your pre-drywall inspection, then you will get 5% off of this inspection. If this is your first inspection with us, then you will get a 5% discount if you also hire us to perform the 11-month of 1 year warranty inspection.
We highly recommend booking at least 7 to 14 days before your final walkthrough with the builder to ensure availability and ample time for review. Ultimately, the builder will decide when we are able to access the home, but you will want to stay on top of them so we can get you on our calendar before we book up.
Just bring yourself and any specific concerns you've noted. We handle the technical evaluation, and strongly encourage you to attend the summary at the end of our inspection.
We distribute the final report directly to you. Unless specifically instructed otherwise, we send it to your agent if they are involved in the scheduling process. With your permission we can forward your report to your builder's representative.
No. Unfortunately, a narrative has been created by a local competitor stating otherwise. We assure you, we have no affiliation with any builder. We do not directly or indirectly any compensation for any builder, and we do not seek out or ask to be placed on any "preferred" or "approved" inspector lists. If we are on an approved list, that may be because we have already submitted our insurance to them for a previous inspection and they still have it on record.
